Briargrove homeowners contemplating remodeling or new construction are required to follow a review process. The review process consists of two parts, (1) the review of construction drawings which must be submitted digitally by email and (2) two separate site surveys (if applicable). Upon receipt of a completed application and applicable review fee as noted on the application, the drawings are reviewed for compliance with the deed restrictions. The Architectural Review Committee (ARC) considers each project, after the initial review is completed by the consultant. If the project is compliant, a letter is sent to the homeowner acknowledging approval. If the project is not compliant, the homeowner will receive a letter detailing the violations and asking that the drawings be revised and resubmitted by email. Once construction commences, the homeowner is required to provide a forms survey prior to pouring the slab foundation to verify setback compliance and a height survey when framing is complete to verify height compliance; both are submitted by email for review by the architectural consultant.
It is important that your architect or designer have a working knowledge of Briargrove’s deed restrictions. The process can be expedited if all drawings and plans are presented at one time, including the following items:
Completed application and architectural review fee;
Site plan noting all improvements, property lines, easements and setbacks;
Floor plans with dimensions and window locations;
Building elevations describing the exterior materials; and
Building section describing the building height
